Vacation Villas Property Management

We are a Vacation Property Rental Management Company. We are proud to offer exceptional first class service. Please read through our prospectus below and if you need to ask any questions, please do not hesitate.

As part of our commitment we undertake to look after your home in your absence. We will do all we can so you do not have to worry. We respect the fact that you may be thousands of miles away for most of the time, and need to be confident that your investment is in good hands.

Maintenance and Cleanliness requirements of your home are of the utmost importance. The inside and outside of your property needs to be kept looking pristine at all times. You want your guests to be as impressed with your home, the first time they see it, as you were when you first saw it. First impressions do count, remember, you never get a second chance for a first impression. We cannot stress this too much. We are available Monday – Friday 9am - 5pm and Saturday 9am – 2am with round the clock assistance if there is an emergency . We will always try to visit your clients while they are renting your home, not just to introduce ourselves but also to check that your home is being looked after responsibly.

We will apply, on your behalf, for all the licenses needed to run your vacation home, and make sure that your home fully complies with all the necessary requirements (fire extinguishers, a floor plan, depth stickers for the pool etc). Vacation Villas Property Management will submit tax returns when they are due, therefore not incurring any penalties. We can pay your utility bills for you if you wish, or if you prefer to keep control, we will show you how easy it is to set up a direct debit and have your bills e-mailed to you directly. Please remember if you choose to pay your own bills, that late payments incur penalty charges.

We will provide a detailed monthly statement. You are required to keep an operating budget credit, the amount is dependent on whether you choose to pay your own utilities directly or you want us to pay them on your behalf, the balance is required to cover any emergency that may arise. We are confident you will be not only satisfied with our work but impressed with our attention to your home and investment.

We do not charge for turning your pool heating on and off, we do not charge for replacing light bulbs or batteries providing you leave the replacements where we can access them. We can recommend how to deal with telephone calls, cable tv and internet connections. These and many more little but essential tasks are all included in our monthly fee.

Whilst we cannot guarantee bookings we will endeavour to book your home whenever possible. Before we accept a booking, we will always contact the homeowner with a booking confirmation giving details and provided these are agreeable, we will then accept the booking on your behalf. It is very important that any bookings taken by the homeowner are notified to Vacation Villas Property Management as soon as possible, to avoid double bookings.

Our online booking and availability system allows both management company and homeowners to update property availability across all web sites in real time. The system also dispatches cleaning schedules and home inspections. We provide a free independent web site for your villa. Our web site services include an easy to use site, bookings, pricing and online reservations.

The income accounting reports can be accessed and viewed online or downloaded to PDF, Excel or email. Work orders can be requested online, information about any outstanding work order can be viewed and updated in real time through your personal Owner-Log in.

The only provison we make is that in the unfortunate circumstance that either party decides to terminate our contract it must be done so in writing, with 30 days notice or payment in lieu.
